Technical Training
Basic FHA: This course is designed to be an introduction to FHA lending.
Attendees will review FHA forms, MIP calculation, pre-qualification, maximum loan
calculation, and FHA underwriting guidelines. Students will learn through participation
and case studies. Length: 2 days at 6 hours per day.
Advanced FHA: This class is designed for the advanced originator,
processor, underwriter or retail manager. Students will review in-depth case studies for
FHA appraisals, VC requirements, 203K, new construction site approvals (both condominium
and single family) and underwriting guidelines for niche FHA programs.
Length: 1 day for 6 hours.
Basic Self-Employed: Understanding the self-employed borrower is becoming
increasingly important as more and more customers open their own companies. As programs
begin to diversify and guidelines intensify, this course will clear up the confusion.
Students will learn how to read 1040's and scheduled attachments. Case studies will be
presented relating to FHA and standard FNMA/FHLMC guidelines. Students will be tested for
comprehension. Length: 2 Days at 6 hours per day.
Advanced Self-Employed: This course was designed for underwriters,
processors, operations managers or originators looking to increase their abilities for the
self-employed borrower. The students will review corporations, partnerships and other
complex tax issues such as mixed income. Case studies will be based on FHA and FNMA/FHLMC
guidelines. Students will be tested for comprehension. Length: 2 days at 6 hours per day.
Analyzing Appraisals: This course was designed for originators,
processors, and underwriters to review the basic appraisal process. Students will review
each section of the appraisal in great detail and learn the "red flags" that
will cause investors to question the results. Single family, condominium, new construction
and income property are reviewed. The appraisals are analyzed based on FHA and standard
FNMA/FHMLC guidelines. Case studies will be presented to test the student's knowledge.
Length: 2 days at 6 hours per day.
Customer Service: Understanding the technical portion of the business is
only the beginning. The support staff is an integral part of your business. If they do not
understand how to treat your customers, they can cost you a fortune. Our customer service
class helps your employees master even the toughest customers. Topics covered include
understanding and dealing with differing personalities, strategies for dealing with the
tough borrower, customer friendly vs. non-customer friendly phrases, internal and external
customer service, and defining and managing internal and external customers. Length: 1 day
for 6 hours.
Time Management: This course was designed for Realtors, Brokers, and
support staff. Being able to get the job done efficiently and quickly is the key to this
industry. We will teach your staff to work smarter rather than harder by teaching database
management, tickler systems, time blocking, handling time distracters,and managing the
"paper mountain." Length: 1 day for 6 hours.
